<p>Sean Smith of Sean Smith &amp; Company presented alongside Neiger, sharing lessons learned as a LEED Gold homebuilder. In addition to discussing the the challenges and opportunities of building green homes, Smith presented data regarding the increased costs of high-performance systems.  A case study for a recent project demonstrated how a home can be built to achieve a level of energy performance that is 35% more efficient than code in a cost neutral manner (over the 30 year term of a mortgage).  When Smith added modest fuel price escalation  to the equation, the energy efficiency upgrades became cash positive, offering a healthy return on investment.</p>
<p>David Neiger, who has consulted on high performance green homes nationally, gave the crowd a &#8220;behind-the-scenes&#8221; look at residential energy modeling, describing how home energy performance can be measured to create a &#8220;miles per gallon&#8221; rating for a house.  In addition, he discussed the various green home building programs available to architects and builders, including USGBC&#8217;s LEED for Homes program, the EPA&#8217;s ENERGY STAR and Indoor airPLUS programs and the DOE&#8217;s Builders Challenge certification.  While these programs can offer market differentiation, they also offer tremendous value to a project team looking to employ best practices for managing durability, indoor air quality and moisture concerns, while optimizing home energy performance.</p>

<p><strong>Sean Smith</strong>, Denver builder since 2000, made his start in the renovations and additions market.  After moving to new construction, Sean discovered a lack of attention to energy efficiency in the marketplace and decided to make it his forte.  He specializes in custom homes and spec projects that are high performing. Having built two LEED for Homes Gold Certified projects in Denver, Sean has another project pending final certification. Sean&#8217;s focus has shifted to optimizing energy performance through sound cost/benefit analysis, and by stressing the need for quality control at the ground level on construction sites.  Sean&#8217;s projects have also been certified under the Department of Energy&#8217;s Builder&#8217;s Challenge, and the EPA&#8217;s ENERGY STAR programs.</p>
<p><strong> </strong></p>
<p><strong>David Neiger</strong> is a Principal at Populus Sustainable Design Consulting, an energy performance and green building consulting firm based in Boulder, Colorado.  David holds an architecture degree from Pennsylvania State University, as well as certification as a RESNET Certified Home Energy Rater, RESNET Green Rater, BPI Certified Building Analyst, LEED AP and a LEED for Homes AP.</p>
<p>David has consulted on well over a hundred single and multi-family projects along the Colorado Front Range and has extensive experience managing LEED projects and working with architects and builders to achieve net-zero and above-code home performance.  As a recognized expert regarding home energy performance, David has presented to a variety of audiences and has trained municipalities, architects and builders nationally regarding green building and above-code energy performance.  David has served as a Subject Matter Expert to the USGBC in connection with its LEED for Homes program and currently acts as a Technical Advisor on the City of Boulder&#8217;s Climate Action Plan Strategy Residential Technical Team.</p>

			<content:encoded><![CDATA[<p>Just a reminder to all of our architects and builders that Populus Sustainable Design Consulting will be teaching its Energy Design Workshop in Denver tomorrow.  The workshop is sponsored by the City and County of Denver, the Governor&#8217;s Energy Office and the Environmental Protection Agency.   Populus&#8217; Energy Design Workshop will familiarize participants with the HERS energy modeling process required for the ENERGY STAR for New Homes program and give architects and builders hands-on experience learning how to achieve above-code home energy performance within a budget.</p>

			<content:encoded><![CDATA[<p>Xcel Energy has clarified the program requirements for the ENERGY STAR for New Homes program.  Currently, the eligibility requirements for this rebate program are as follows:</p>
<ul>
<li>Residential unit (home) must be actively serviced by Xcel Energy natural gas in the State of Colorado</li>
<li>At least one individual residential gas meter per unit/home must be installed and metered directly by Xcel Energy</li>
<li>Structure must receive a qualified HERS rating, by an approved rater (Populus Sustainable Design Consulting is an approved rater in the program) and be submitted/approved by a RESNET HERS Provider in good standing (Populus handles this part for our clients)</li>
<li>Homes that are connected to, and/or adjoin &#8220;conditioned common space&#8221; are not allowed (example: apartment buildings with interior hallways, foyers, and/or elevator shafts are not eligible)</li>
</ul>
<p>In addition, Residential Science Resources, the company that administers the rebate program on behalf of Xcel Energy, has announced some upcoming changes to the Xcel ENERGY STAR for New Homes program, which are coming in 2010 (a specific date has not been announced):</p>
<ul>
<li>All participating homebuilders will be required to become an active ENERGY STAR partner (this is free of charge) as well as complete an online survey and release of data form.  The purpose of these requirements are to help Xcel Energy increase the marketing of ENERGY STAR homes throughout the state.</li>
<li>Providing all homes participating in the program with no cost ENERGY STAR yard signs throughout the home&#8217;s construction.  Xcel Energy will provide signs at no cost to participating homebuilders adn arrange for installation and removal for each sign based on the construction dates provided by the HERS Raters (please provide Populus with construction dates to take advantage of this part of the program).</li>
<li>$1,000 rebate per home that has a Whole House Evaporative Cooler installed as part of the ENERGY STAR New Homes Program.</li>
</ul>

			<content:encoded><![CDATA[<p>The Department of Energy came to Denver this week, promoting its Builders Challenge initiative, which seeks to promote affordable, zero energy homes for all Americans by 2030.  Ed Pollock, the Residential Team Leader for the U.S. Department of Energy hosted the Builders Challenge tour at the EEBA Conference which featured two homes, including <a title="Wash Park Green" href="http://www.washparkgreen.com" target="_blank">Sean Smith &amp; Co.&#8217;s Wash Park Green LEED Certified Duplex</a> in Denver&#8217;s Washington Park neighborhood and Ecofuture&#8217;s Solar Harvest House in Boulder.</p>

<p><a title="David Neiger" href="http://www.popboulder.com/david.php" target="_blank">David Neiger</a>, Principal at <a title="Populus Home Page" href="http://www.popboulder.com" target="_blank">Populus Sustainable Design Consulting</a>, led the EEBA conference tour through the high-performance energy features of the Wash Park duplex, <a title="Wash Park Builders Challenge Certification" href="http://www.popboulder.com/blog/2009/08/06/high-performance-wash-park-duplex-achieves-builders-challenge-certification/" target="_blank">which scored a 37 on the Builders Challenge E-Scale</a>.  The E-Scale, which is a &#8220;miles per gallon&#8221; type rating for a home, is tied to the <a title="Populus HERS Rating Energy Modeling" href="http://www.popboulder.com/hers_energy_modeling.html" target="_blank">Home Energy Rating System Index Score</a>, and denotes how the home performs compared to a typical home built to code.  A home must score below a 70 on the Builders Challenge E-Scale to be eligible for certification under the Department of Energy&#8217;s program.  In addition, the Builders Challenge program requires the implementation of greenbuilding best practices which address indoor air quality and durability management.</p>
<p>Following the Builders Challenge Tour, the Populus team joined Ed Pollock, Sean Smith, Eric Doub of Ecofutures and <a title="Artistic Homes" href="http://www1.eere.energy.gov/buildings/challenge/pdfs/bc_spotlight_artistic_web.pdf" target="_blank">Tom Wade of Artistic Homes</a> at a panel discussion focusing on zero energy homes and the goals of the Builders Challenge / Building America program.  Mr. Pollock began the panel presentation by discussing the <a title="Builders Challenge" href="http://www1.eere.energy.gov/buildings/challenge/" target="_blank">Department of Energy&#8217;s Builders Challenge</a> goal of an affordable zero energy home (or &#8220;Net Zero&#8221;) for all Americans by the year 2030.  In order to achieve these substantial increases in residential energy efficiency, it is essential that the building industry highlight the operational savings of a zero energy home, rather than merely focusing on the first costs of high-performance home features.</p>

<p>To date, the Builders Challenge program has certified a total of 1800 homes, with six homes scoring net zero or better on the E-Scale and with an average E-Scale score of 63.  While this represents only a tiny fraction of the homes built in the United States each year, the high-performance energy features of these 1800 homes results in an average cost savings of $1.6 million per year.</p>
<p>If you are a builder, developer or architect and would like to learn how you can pursue Builders Challenge certification for your next project, contact Populus Sustainable Design Consulting, a Partner in the Builders Challenge program, and we&#8217;ll walk you through the program requirements and the steps to certification.  Unlike some green home certification programs, there is no fee for registering your project in the Builders Challenge program, although there are costs associated with the third-party verification and energy rating that is required under the program.  In some cases, building an above-code performing home can qualify you for substantial rebates, incentives or tax credits.</p>

			<content:encoded><![CDATA[<p>Today, the luxury duplex at 233 &amp; 235 South Washington Street, Denver was awarded LEED Gold certification by the U.S. Green Building Council (USGBC) for achievement in green homebuilding and design.  LEED for Homes is a green home certification system for assuring homes are designed and built to be energy- and resource-efficient and healthy for occupants.  LEED certified homes complete a technically rigorous process that includes a home energy (HERS) rating and onsite inspections to verify that the home is built to be energy and water efficient, environmentally sound, and a healthier place to live.</p>
<p>The home was built by Sean Smith &amp; Company, a Boulder-based construction firm, which is known for their expertise in building LEED homes.  Sean Smith of Sean Smith &amp; Company is dedicated to building high-performance homes and believes that the LEED for Homes Rating System, with its focus on holistic design, provides the necessary tools to effectively achieve total system integration.</p>
<p>Populus Sustainable Design Consulting, a Boulder-based energy consulting firm, provided energy performance consulting, HERS rating and Green Rater services for the luxury duplex project.  &#8220;Without David Neiger of Populus, we would not have been able to achieve the efficiencies on this project that we did,&#8221; said Sean Smith of Sean Smith &amp; Company, &#8220;David&#8217;s depth of knowledge goes beyond the simple requirements; he provides an understanding of the science and theories behind building performance-leading to a more efficient, more sustainable, and healthier building.&#8221;</p>
<p>Located within Denver&#8217;s trendy Wash Park neighborhood, 233 &amp; 235 South Washington Street are within walking distance of public transportation, shops and other conveniences.  This upscale duplex incorporates numerous energy and water-saving technologies while maintaining superior indoor air quality.  Through the use of a fiberglass &#8220;blown-in-blanket&#8221; cavity insulation system, coupled with rigid exterior insulation, high-performance windows and open-cell foam ceiling insulation, this house dramatically reduces heat losses through the building assembly.  Further, at less than 0.01 natural air changes per hour, very little conditioned air is lost through leakage.  Because of the very &#8220;tight&#8221; construction, pre-conditioned, fresh ventilation air is provided continuously through the units’ heat recovery ventilation systems.   Finally, solar thermal collectors on the roof of each unit provide no-cost, carbon-free space and water heating.  With the addition of high-efficiency furnaces for those cloudy days, plus a solar photovoltaic array to offset electric demand, these duplex units are each more than 60% more efficient than a comparable, code-compliant home.  As a result of incorporating energy saving products and technologies, 233 &amp; 235 South Washington have achieved a Home Energy Rating System score of 39 and 41 respectively, well beyond the efficiency required for ENERGY STAR certification.</p>
<p>“As a LEED certified home, 233 &amp; 235 South Washington Street serve as a model of greener living for the entire community,” said Nate Kredich, Vice President of Residential Market Development for the U.S. Green Building Council. “The homes are at the national forefront of quality; and their example can help us all to live better by reducing our environmental footprint, cutting our utility bills, and coming home to a healthier place to live.”</p>
<p>In addition to achieving LEED for Homes Gold Certification and ENERGY STAR certification, both homes in this duplex have achieved certification in the the Department of Energy&#8217;s Builders Challenge program.</p>
